Before starting your remodel or new construction home consider the must-have items below for your upcoming plans.
A Stunning Kitchen
Kitchens sell homes and become the hub for activity. It is important to put a lot of thought into this space. Over the past ten years, the standards in a kitchen have been elevated. What are the must-haves? You'll want to include an enclosed trash and recycling cabinet, quartz countertops, pantry space (roll-out or walk-in), and adequate lighting. Want to make it extra? Consider adding items like a pot filler above the stove, a spice drawer organization system, or a pro-style cooking range.
Hard Surface Flooring
Most homeowners are looking for floors that are easy to clean. The modern family has children and/or pets that require spaces that allow you to live. We are using LVP in nearly all of our new construction homes because it is durable, warm, and easy to clean.
Thoughtful Lighting
In recent years, lighting has become a big part of the design budget. Homeowners are getting more creative with their selections and truly making it part of the design aesthetic. We are seeing statement lighting above the island, sconces in bathrooms and hallways, and chandeliers above bath tubs. There is really no limit to what you can do!
Master Suite
In priority of importance, the master suite is a close second to the kitchen. Homeowners and buyers expect to see an on-suite bathroom to the master bedroom. They don't stop there, a double vanity is a must and a soaking tub is a bonus if the budget allows and you have the space. There is a reason you see these dreamy on-suites on Instagram and Pinterest - people love them! A walk-in master closet is becoming standard in almost all new construction as well.
Storage
There is no denying that Americans are a consuming society. Storage in your new home or remodel is crucial. Whether that be finished space with large closets and shelving or an unfinished portion of your home that can house totes or other belongings, you'll want to make sure to include this in your plans.
Finished Basement
The perks of living in tornado country? Basements! Most houses in Iowa have a basement which isn't just great for weathering-out a wind storm. It is useable space for guests, teens hang-outs, man-caves, craft rooms, and other hobbies. Make the most of your home by finishing that space with dedicated rooms and a bathroom. It will increase the value of your home significantly. Bonus: Add a fireplace to heat the space during cold winters!
